The satellite town ring road impact on real estate: STRR alignment, the peripheral ring road Bangalore plan, and what regional roads mean for Thanisandra.
Ring roads change how a city grows by moving traffic and investment to its edges. This post looks at the satellite town ring road impact on real estate in North Bengaluru, and what it means for homes like Codename Club Class.
The Satellite Town Ring Road (STRR) is a 288 km regional ring road around Bengaluru, with about 243 km in Karnataka and 45 km in Tamil Nadu. It connects the satellite towns around the city rather than the city itself.
The STRR alignment in the north runs through Dobbaspet, Doddaballapura, Devanahalli and Hoskote, continuing toward Hosur. Its 80 km Dobbaspet–Hoskote stretch has been open for more than two years, and further sections toward the Tamil Nadu border are targeted for late 2026. The road also links with the Bengaluru–Chennai Expressway.
From Club Class, the nearest STRR connection is about 35 minutes away. The Blue Line's Bagalur Cross metro station, ~5.0 km from the site, sits near the STRR and PRR junction, which will make it a useful transfer point.
The peripheral ring road Bangalore has planned for years sits inside the STRR, closer to the city. It has since been taken forward by the Bangalore Development Authority as the Bengaluru Business Corridor, though progress has been slower than on the STRR. When complete, it would add another orbital route between the Outer Ring Road and the STRR.
Through traffic stays out: trucks and long-distance traffic can bypass the city.
Industry spreads out: warehouses and factories locate along the ring, creating jobs at the edges.
Regional access improves: residents can reach other towns and highways without crossing the city.
Thanisandra is not on the STRR itself, which keeps the heavy traffic away while still giving residents regional access. Combined with NH-44, the Hennur–Bagalur Road and the coming metro lines, it adds to a road network that is becoming more complete each year.
For Thanisandra residents, the STRR matters mainly for trips out of the city: weekend drives, visits to towns such as Doddaballapura or Hoskote, and trips toward Hosur and the Chennai expressway. Heavy vehicles using the ring instead of city roads may also ease some pressure on the routes residents use every day.
The STRR's biggest effect will be on land near its alignment, especially around Devanahalli and Doddaballapura. For Thanisandra, it is a supporting benefit rather than the main growth driver, which remains jobs, the airport and the metro.
The satellite town ring road impact on real estate will be felt across the north, mostly through regional access and new employment at the edges. Read about upcoming infrastructure in Thanisandra, or see all distances on our location page.
