Codename Club Class Cost Sheet Explained: Every Charge Beyond Base Price

Codename Club Class cost sheet breakdown: base price, floor rise, PLC, parking, club charges, maintenance, 5% GST and stamp duty explained before you book.

The headline number on any pre-launch project is rarely the number you pay. At Codename Club Class, prices start at ₹2.15 Cr++ for the entry 3 BHK, and those two plus signs carry a lot of weight. This Codename Club Class cost sheet breakdown walks through every charge that sits on top of the base price, so you can compare units, and other projects, on a like-for-like basis.

Start With the Base Price

Base prices run from ₹2.15 Cr++ for the 1,832 sq ft entry 3 BHK (T1-04) to about ₹3.50 Cr++ for the largest lake-facing 3.5 BHK homes on premium floors. In between, published price points include ~₹2.66 Cr for the 2,128 sq ft T2-04 and ~₹3.04 Cr for the 2,312 sq ft T1-02. Divide price by saleable area and the band works out to roughly ₹11,700–15,100 per sq ft. The full unit-wise table is on our price list page.

Charges That Depend on the Unit You Pick

Two charges change with floor and view rather than with size.

  • Floor rise charges: expected to be tiered by floor band, with the schedule released at launch. As with most floor rise charges Thanisandra high-rises carry, the rate climbs as you go up, so a mid-floor unit and a top-floor unit of the same plan can differ noticeably.

  • Preferred location charges (PLC): likely for premium lake views and upper floors. Since both towers face west over the ~30-acre Thirumenahalli Lake, preferred location charges will matter most on the stacks with the clearest water views.

These two lines help explain why the top-end figure reaches ~₹3.50 Cr++, even though the largest plan is only 21 sq ft bigger than the next one down.

Fixed and One-Time Charges

  • Car parking: two covered basement bays are indicated for the larger plans; confirm the allotment for your unit before booking.

  • Club membership and infrastructure charges: one-time, payable at booking or agreement.

  • Advance maintenance and corpus: collected at possession, with monthly maintenance indicated at roughly ₹7,300–9,200.

Taxes and Registration

GST on under construction flats Bangalore-wide is 5% for residential units, without input tax credit, and it applies to Codename Club Class as an under-construction project. Stamp duty and registration follow the prevailing Karnataka rates at the time you register the property. Neither is negotiable, but both should be on your cost sheet from day one so the final figure doesn't surprise you.

Questions to Ask Before You Sign

A cost sheet is only as useful as the questions you put to it. Before converting an EOI, ask our team:

  • Which floor band does my unit fall in, and what is the floor rise rate for that band?

  • Does my stack attract PLC for its lake view, and how much?

  • How many parking bays come with this plan, and are they covered?

  • Are club membership and infrastructure charges one-time, and when are they due?

  • When are advance maintenance and the corpus collected?

  • Which figures are fixed now, and which lock only at launch?

Write the answers on the cost sheet itself, so the numbers you compare are the numbers you will pay.

How to Read the Cost Sheet

When our team prepares a cost sheet, we list the base price, then each charge above, then taxes, and finally the all-in total. Compare that total, not the headline price, against any other project. A ₹2.15 Cr++ home and a competitor's ₹2.3 Cr all-inclusive quote may end up closer than they look. Use this Codename Club Class cost sheet breakdown as a checklist for any quote, and ask us for the cost sheet of any unit you shortlist. The payment side is covered in our guide to the Codename Club Class payment plan.
