Codename Club Class construction status: early-stage progress as of June 2026, Mivan structure, approvals to watch and the 2029 possession target.
For a pre-launch project, construction updates are less about how tall the towers are and more about whether the groundwork is in order. Here is the Codename Club Class construction status, and what to track from here.
As of June 2026, work on the site is at an early stage, at around 1%. That is normal for a project still awaiting Karnataka RERA registration. The formal launch will follow registration, and possession is targeted for 2029, 36 months from RERA approval.
The plan is for two towers, each with 2 basements, ground and 28 floors, on a ~3-acre parcel at Thirumenahalli. Structurally, it is an RCC frame built with aluminium formwork (Mivan) technology, and it is designed to be seismic-zone compliant. Each core has two lifts and two staircases. In total, 220 homes are planned, four per floor in each tower.
A useful Club Class construction update 2026 will track approvals as much as concrete. These are the milestones we follow:
Karnataka RERA registration and the formal launch
Plan sanction and commencement certificate
Environmental clearance, required at this built-up scale
Compliance with lake buffer-zone norms, given the lakefront site
Excavation of the two basement levels
Structural work on Tower 1 and Tower 2
Each milestone matters for a different reason. RERA registration fixes the possession date and promoter on the public record. The plan sanction and commencement certificate allow building work to begin. Environmental clearance is required given the built-up scale, and lake buffer-zone compliance matters for any site that sits directly on a water body. Excavation of the basements is usually the first visible sign of progress, and tower structure work is where a construction-linked payment plan starts to move.
We share Ramky Thanisandra site progress as it happens, along with approvals as they are issued. Once construction moves past excavation, site photos give the clearest picture, and our gallery page will add them as work advances. If you are an EOI holder, ask us to add you to progress updates. A site visit is also worth making at each stage, since the lake edge and the scale of the plot are easier to judge in person.
Buying at this stage has clear trade-offs. On the plus side, you get indicative pre-launch pricing and the widest choice of units, including the lake-facing upper floors that are likely to go first. Against that, approvals are still pending, and the wait to possession is the longest it will be. Understanding both sides helps set expectations, and a construction-linked payment plan means your outgoings follow progress rather than running ahead of it.

Aluminium formwork casts walls and slabs together, which suits repetitive high-rise floor plates like these, where every floor carries the same four corner homes. For more on the method, read is Mivan construction good for apartments. The full structural details sit on our specifications page.
