A brochure is only useful if you know what to look for in it, and what to look for elsewhere. Here are the Codename Club Class brochure highlights, along with the gaps a careful buyer should fill before booking.

What the Club Class OP Document Covers

The Club Class OP document, the project's official presentation, was released on 26 May 2026. It covers:

• The setting: a ~3-acre parcel off Thanisandra Main Road at Thirumenahalli, beside the ~30-acre Thirumenahalli Lake, with a westward orientation toward open water.

• The master plan: two 28-storey towers, arrival on the eastern edge, a central pool court with infinity weir and about 80% open space.

• Eight unit plans: five 3 BHK plans with three toilets (1,832–2,128 sq ft) and three 3.5 BHK plans with a study (2,289–2,312 sq ft), each with an area statement and room dimensions.

• Amenities: two clubhouses, a Sports Club and a Social Club, with 30+ experiences across 88,000 sq ft.

• A proximity wheel: drive times from about 5 minutes (Mall of Bengaluru, Regal Hospital) to about 35 minutes (Satellite Town Ring Road).

• The case for Thanisandra: a "Why Thanisandra. Why Now." section and a price-history chart showing rates rising from ~₹5,000 per sq ft in 2019 to ~₹10,000 per sq ft in late 2024.

• An EOI form: name, address, mode of payment, EOI received, date and unit number.

The Most Useful Pages

For most buyers, the unit plans are the pages to study. Each lists saleable area and RERA carpet area, and the room dimensions show how the corner layout works: living rooms 11 ft wide and up to 18 ft deep, master bedrooms from 12 ft × 13 ft to 14 ft × 12 ft, and a 12 ft × 8 ft study in the 3.5 BHK plans.

What the Brochure Doesn't Include

Three things are missing at this stage, and all three are worth asking for:

• A detailed specification sheet: flooring grade, window system, AC provisioning and home automation will be confirmed in the official specification schedule at launch.

• A RERA number: registration is awaited.

• A full price sheet: prices start at ₹2.15 Cr++, and unit-wise pricing locks at launch.

Using the Brochure to Compare Projects

Brochures are written to persuade, so read them for numbers rather than adjectives. Three comparisons are worth making with any other project you are considering:

• Carpet area against saleable area: here, carpet-to-SBA efficiency runs from about 57% to 59% before balconies, and about 65% to 67% including them.

• Homes per floor: four per tower here, against the far higher counts typical of large towers.

• Open space: about 80% of the land here; check the equivalent figure, and how it is measured, elsewhere.

Ask for the same figures from every developer you shortlist. If a brochure cannot answer them, that tells you something too.
